How to become a Real Estate Broker in Florida

  1. Step 1

    Make sure you meet all the state requirements!

    • Be 18 years of age or older
    • Hold a high school diploma or its equivalent
    • Have a United States Social Security number
    • Have held an active real estate sales associate license for at least 24 months during the preceding 5 years (in Florida or another state)
    • Have completed your sales associate post-licensing education
  2. Step 2

    Register and complete the 72-hour broker pre-licensing course from a Florida Real Estate Commission (FREC) approved course provider

    • You must complete the state-required 72-hour Broker pre-licensing course, covering brokerage management and operations, real estate appraising, investment, and financing, and pass the end-of-course exam with a score of 70% or better
  3. Step 3

    Complete your Broker exam and licensing application

    Once you've completed the required broker pre-licensing education you can apply for your licensing exam! The application process includes submitting your broker application to the Florida DBPR, paying the fees, and getting your electronic fingerprints taken for the background check! Don't worry, Premier Courses can help you navigate the paperwork!

    This is important! You MUST pass the state exam within 2 years of completing your broker pre-licensing course, or the course expires and you’ll have to take it again!

  4. Step 4

    Take and Pass the Florida Broker License Exam

    The state exam is administered by Pearson VUE. To pass the test you'll need a score of 75% or better! But don't worry, you're going to ace it!

  5. Step 5

    Activate your broker license!

    Once you pass the test you're officially a Florida real estate broker! You can activate your license as a broker — opening your own brokerage or taking over an existing one — or as a broker associate working under another broker. Just remember to complete your 60-hour broker post-licensing education before your first renewal to keep your new license active!

Can I get my Florida broker license online?

Yes! You can complete the entire 72-hour Florida broker pre-license course online, on your own schedule, from any device.

The only parts of the licensing process that must be done in person are fingerprinting and taking the state broker exam at a Pearson VUE test center.

What is required to qualify for a Florida broker license?

To qualify for a Florida real estate broker license, applicants must meet the requirements established by the Florida Real Estate Commission (FREC) and the Department of Business and Professional Regulation (DBPR).

Applicants must:

  • Be 18 years of age or older
  • Have a high school diploma or its equivalent
  • Have held an active real estate sales associate license for at least 24 months during the preceding five years (in Florida or another state)
  • Have completed the sales associate post-licensing education requirement

All applicants must also submit electronic fingerprints for a background check. You do not need to be a Florida resident to get a Florida broker license.

How do I take the Florida broker exam?

Once you've completed the 72-hour broker pre-license course and passed the end-of-course exam, you can apply for your broker license with the Florida Department of Business and Professional Regulation (DBPR) online at www.myfloridalicense.com.

Before you apply, have your electronic fingerprints taken through an approved vendor. Once your application is approved, you'll receive authorization to schedule your state exam with Pearson VUE, Florida's testing provider.

The Florida broker exam has 100 multiple choice questions, you'll have 3.5 hours to complete it, and you need a score of 75 or higher to pass. The exam fee is $36.75 per attempt.

How much does it cost to get a Florida broker license?

The biggest variable in determining the cost of a Florida broker license is which real estate school you choose for the 72-hour broker pre-license course.

There are also fees associated with the licensing process itself: a $91.75 broker application fee paid to the DBPR, a $36.75 exam fee each time you take the state exam, and a fingerprinting fee that typically runs $50 to $80 depending on the vendor.

Adding it all up, you should expect to pay roughly $180 to $210 in state and vendor fees on top of the cost of your course.

Complete Your Broker Post-Licensing

Florida requires all new brokers to complete 60 hours of FREC-approved broker post-licensing education before their first license renewal. Don't put it off — if the deadline passes without completing it, your broker license becomes null and void.
